whats the best way to address your landlord (property management) when your rent check bounces?

I’ve lived at my place for 8yrs as of May and Ive only bounced one check with them back in 02. But the report is I payed rent in March, then in April, but when I went to pay my taxes I saw that the check for the month of March had not vacant yet so off went my tax payment and I called my property management and told them to look into it, they said they had not recieved a check for the month of March so basically the check is lost so I stop payment and re-come forth a check for that month, and I also give them a check for the month of May well one of the checks vacant but the other one did’nt, I deposited money into the account this evening but they already returned the check. I feel so terrible,drained, and embarrased, the manager of my place is always so rude how should I approach this situation?

    First of all, your mistakes were not intentional, so just ignore his impoliteness. If you still owe him a cheque, just pay it immediately and stick a note on it that says “Sorry for the inconvenience caused” and forget the topic.

    If it has happened with you only once, then your property management self should not be so upset and even if he is, keep up your dignified reasoning saying that it was just a mis-calculation of account.
    Similar thing happened to me last month but when I gave them another cheque (which didnot bounce), they were all back to normal. Infact, they were never rude though.

    Some people have the habit to be rude. So, if the manager is of that sort, then just ignore his attitude.

    Well they will probably stay on the lease and you will be charged a bounced check fee. I would cal the office find out what that fee is and get a money order for the rent plus the NSF fee and give it to them.

    Just try to clarify it to him or her as nicely as you can. Some people are just rude like that. You cant help some equipment that come up, and they should know if you place of protection’t done this in a even as and since you have lived there for so long.

    If you have the funds unfilled, hold a cashiers check or money order for the March rent, and hand it to them first thing tomorrow morning. Be sure to let them know that one of the checks that you sent was returned.

    Approach them in a respectable manner, and hopefully they will be more professional when speaking with you, especially since you are a long term tenant.
    Landlords hear all kinds of excuses as to why the rent was not paid or late,so they may come off rude. Just settle it up as quickly as you can.

    If you have Microsoft Money or any budget management software, take the time to upload the software, learn and budget your finances so that rare situations like this does not happen again.
    Background a budget encourages you to save money, so that when unexpected expenses come up, you can pull from the reserves and not from your living expenses.

    Don’t be frightened. Frankly, take care of the check and pay the charge for a terrible check to them which there probably is…Additional, you do have rights under the landlord-tenant covenant act. I would also say to the property manager that you do your best and question if it’s just you or is he rude? I know that sounds blunt but I wouldn’t take it. Another solution if you are not conflict oriented is to get equipment right and have unquestionably no contact with the manager at all. If you pay and it clears there’s no reason. You can also report it to the title-holder if he hassles you and talks down to you. Excellent luck!

    With cash in hand. Save the passive apologies. If they’re rude people, they’re not worth the energy. Just give them their money and go home.

    the best way to address your landlord is with cash as soon as you have it, with an apology.

    But, that may not prevent a similar thing from happening again in the future…I don’t know you may possibly make out a standing order from your bank and show your landlord you have done everything you can to ensure he gets his rent on time?

    The impoliteness of some people is inherent and there is small you can do about that, but if you are always polite and (as you do normally) pay your rent on time he has no justification for his impoliteness..

    Also, question him why he didn’t say you in March that he hadn’t received your rent. After all they expect you to pay regularly and you do, so if, for any reason, the check doesn’t arrive you’d reckon he would notice and remind you, wouldn’t you?

    Is there a reason you have to send it? Or can you hand it personally to the landlord? Lost checks are another excellent reason for having a standing order made out, No mail, no chance of lost checks, etc.

    Just address this head on… tell your manager exactly what happened ” I’ve lived here for 8 years, I hope that you can know how upset I am that this has happened and I’ll do whatever it takes to clear up any debt! It was a weird “lost cheque” situation that I don’t anticipate happening again. Sorry for any distress…
    I reckon you’ll find that taking the preside over approach will earn you accept instead of impoliteness.

    Just clarify to the landlord your mistake and let him know it was unpremeditated. As for his impoliteness, maybe it has something to do with the way he was raised.

    Don’t let your landlord bully you. Yes, its a pain in the ass to go house – but its also a pain in the ass to find a new tennant that is responsible & only bounces cheques each four years. Excellent luck.

    if april went thru and march did not then the march check was probably misplaced by them and they thought it was deposited. they probably were not attentive that it happened until you brought it to their concentration. if they never received march at all trust me they would have called you before may had they of known.
    since you now have the cash deposited call them and tell them you will be sending a new check as your account was screwed up due to the march mishap that was no fault of yours. question them to waive fees since you did send it and then had to stop payment which also cost fees.

    It’s a honest mistake, maybe just take a cashier’s check or money order to him so that he knows for sure he is getting the money and forget about the rest, you know you are a excellent self don’t let this bother you.

    Ackkk….. The Terrible Check Fairy visited you-eh ? Maybe getting a money order < to Replace the bad check > would help the manager SEE that you are Sincere about getting the problem straightened out . I would reckon if you went to Him / Her , Straight-forward with Money Order in hand , should show them you are dependability just that . You say you’re living there 8 years… THAT has to count for Something ! After all , you must be a excellent Tenant or you would not have lasted that long-especially with a rude manager .     Bear in mind that the landlord’s account will have been dinged for the terrible check, so find out how much that is, add it to the rent due, and get a cashier’s check from your bank for the total. Give this to the manager, with apologies.

    I would go in with cash or money order tomorrow. Remember to add on the bounce check fees in your lease covenant. Clarify to him what happened and question if he can take payments electronically, this will prevent you from bouncing since there is no mail to deal with and you don’t send it electronically until there is money in the account. I place of protection’t bounced any checks since I started with a bill payer system. Excellent Luck!
