My property management company does not charge an upfront fee, but I as a landlord pay for all advertising costs when they place ads to rent my houses. Some companies will take a full or half months rent upon locating a tenant as well. Using a good property mgmt co will save you a great deal of aggravation - using a bad one will be far more hassle than they are worth. Best of luck - Usually 10% of all rents.
