In most cases law suits are against the property manager.

You are paying for their brokers license, liability insurance and the fact that they take the legal heat if there is a problem.

Depending on the contract you have, they basically do everything for you but you will still be in hegemony of them.

If you have the time yourself, can be the best way to go.
But, they find tenants, They do the checks on the Tenants
Take phone calls from tenants, when they have problems, otherwise technically you may possibly get a call day or night.
Organise Repairs
Do periodic inspections
Thats if you get a excellent one

If you get a terrible one you might as well be dependability it yoursellf.

They advertise the property and screen renters saving you the cost. They show renters the property, keep up with the maintenance, and collect rent saving you the time and deprivation.

When I get to the point of owning leasing properties there’s no way I want to take all of this on myself. Ten percent is worthwhile to have someone experienced taking care of the day-to-day.
