Is buying a rental property the same as buying primary residence?

I’ve bought a home three years ago. I know want to start buying rental properties. Is the process the same as far as income, credit, and down payment or is it different due to it being a investment property? How should I go about starting?

I am foreclosing on a rental property, can the lienholder place a lien on my primary residence?

The rental property was previously my primary residence, but is now vacant (no tenant). We can not afford the payment as the interest rate has skyrocketed.

We are moving from our primary residence in Jackson, GA and want to use this home as a rental property. Do I need to notify my mortgage company about this, because it will no longer be our primary residence? What other advice is there for properly renting out our primary residence?

I just sold my house in California (thankfully) and have about 150 grand to spend. I’m looking at moving into a new 125k house, but I’m thinking of getting a rental property and allow that to help offset my mortgage. Taxes are 2.7% here for real estate. I make about 100G’s a year, 42 and I live alone. Not sure about the hassle of rental property though.
