I just looked at a leasing property that does not have a heater!! Apparenty by law the Landlord does not have to provide a heater. Is this right?

I am interested in investing in some leasing property and I want to know what a excellent method is to determine how much I should pay for a leasing property based on rent recieved.

For occasion one duplex I have looked at has collected an mean of 11,500 a year over the last 5 years. But, it is for sale for 275,000. That seems like a high asking price based on the amount of money it is generating.

(I know the amount of money a leasing property is generating is not the only factor, but I reckon it should be an simple way to narrow down my options.)

I don’t have a lot of cash in the bank, but I have excellent credit. Is it possible to buy leasing property such as apartment buildings, duplexs, ect? If so, how?

Market is too tough to sell it right now. There is a 1-year lease covenant on it. What’s the best way to handle this? May possibly a property manager be hired to collect rent and disburse it to both parties (50/50 split)? Would a prop mgr also be able to pay the mortgage from the leasing income collected? Is this ever done? Thank you!

If a leasing property manager is just a manager under a different company name but everything involving the properties they manage is under the title-holder’s name, who is responsible for what costs? Can a title-holder charge for any tenants skipping out on their lease or a unit not being rented?

I have a condo that I live in for 6 months last year and rented to a friend for the other 6 months. What are the tax implications of claiming the leasing. Taking into account my friend paid less than my total costs, so it qualifies as leasing-not-for-profit. What are the pros/cons of regular leasing property claim versus leasing-not-for-profit? I believe there are some differences in terms of depreciation, deducting assessments, and tax basis on sale. I plot to sell my condo this year, so there would be approximately 1 year of leasing.

A mortgage broker friend told me I would be stupid to get a loan as a leasing property and to say it was my primary.
