I decided to rent my place out that I was living in to someone in October, 2006. When I calculate the Mortgage Interest for the rental do I just calculate the interest paid during October through December of 2006 since those are the months I rented the property out?

I have a rental property that i’m trying to get rented… I want to know what works for you.

My parents own a rental house that they rent out. 2 years ago there was an old person who rented with younger family members. The old person fell down the stairs and was injured. That family is now suing my parents. The lawsuit will not be settled for at least another 2 years. If my parents try to sell the house before this is resolved, what are the implications for the new buyer of the property with respect to the lawsuit and with respect to the new buyer getting insurance. Will the lawsuit follow the house or follow my parents only? Will the new buyer be able to get insurance or will they face restrictions?

I have a vacation rental property in Costa Rica and I have received an offer from a real estate agent for exclusive rights to the property for Friday, Saturday, and Sunday. Let me hear any perceived drawbacks anyone can think of.

I just looked at a rental property that does not have a heater!! Apparenty by law the Landlord does not have to provide a heater. Is this correct?

I am interested in investing in some rental property and I would like to know what a good method is to determine how much I should pay for a rental property based on rent recieved.

For instance one duplex I have looked at has collected an average of 11,500 a year over the last 5 years. However, it is for sale for 275,000. That seems like a high asking price based on the amount of money it is generating.

(I know the amount of money a rental property is generating is not the only factor, but I think it should be an easy way to narrow down my options.)
