I have a contract on a home in Mobile, AL that will be rental property. For some reason, I can’t find too many agencies to get homeowners insurance in this area. Any good names, numbers, websites, contacts, ect?

My mom owns a rental property. Hypothetically, what would happen if a 19-year-old guy in the house has a party and gets caught with alcohol in the house? Also- what would happen if he brought drugs into the house?

Could my mom get in trouble, as the landlord? Or would just the people who signed the lease get in trouble?

My 1st rental property, having prospective tenants view the property now. Because the insurance rate for the house is 3 times higher if I rent to students (they are classified as high risk) I want to charge more to students in order to cover the additional cost to me. I would charge $100 less/month to any tenant who is not a student. Legal or not? Thanks

I’m trying to find out about a specific apartment that I heard was for rent in a certain building, but I can’t seem to find any information about the company that manages the rental property, even when I do a google search for the specific address. Is there a place that might house records of this type of information that I can track down?

How to deduct the Mortgage expenses on a Rental Property taxes?

I’m renting my house, which I pay the mortgage for. So I’m not sure how to deduct mortgage interest now. Any software I use there is a section for deducting your mortgage interest. But since I’m renting now I’m not sure if I should look at the mortgage interest as a job expense? Also since I’m renting now can I deduct the principal as well since I’m paying all that to keep my rental property?
