What happens if a property management company fails to make repairs before an inspection by the housing dept?

I filed a complaint on March 2 with the LA Housing Department because of very unsafe conditions in my kitchen after the shoddy property management company took over from the owners of my building in January and didn’t return any phone calls over a two month period or respond to calligraphy, and was told an inspector would come on March 25, and that all repairs would have to be finished by that date. Thus far the only thing they have done is rip off a few of the broken tiles on the counter and exchange them with completely inequitable ones that don’t even fit properly and look disgusting, and they want to come at 9am on Thursday to try to end the work before the inspector arrives. I took off Mondy and Tuesday to meet with them because they said they’d be coming, and unknown showed up until Tuesday at 4.

If the work isn’t completed in time, what will happen? Will they face fines?

Can I sue if property management refuses to get rid of a bug infestation?

So I feel jipped because I am moving into an apartment next month and I just found a few reviews on the place that I never saw before. They are all tenants complaining of a major roach infestation. These complaints go from about 2005 to present day. I of course was not told of this problem before signing the lease, as expected. But, I REFUSE to live in a place where I am about to bring a baby into the world, and I have to constantly worry about nasty cockroaches crawling on my child in the middle of the night.

I’m vacant down there to talk to property management and a few tenants to see if this is an actual problem that is still vacant on. My question is .. if I find a roach and question them to fix the problem and all they do is spray harsh chemicals on the stump corners, instead of tenting the place to get rid of the actual infestation.. Can I take legal action to require them to do so? I’m not asking for my money back.. Just taking legal action to REQUIRE them to fix the roach problem?

Should I Change from the Realty industry to Property Management?

Aloha!!! to all, I just recently received my license as a Realtor in the Disorder of Hawaii. I have been reading about Property Management. I really thought about dependability mostly property management due the current disorder of the market. (For experienced PM’s: Exactly what headaches’ has anyone encountered as property managers? What problems did you have? What are the pro and cons? The predictable charge for a PM is about 50-70% of one months’ rent to take a tenant, then about 8%-12% monthly to manage, right? Just wondering what problems that you ran into. I’m seriously taking into account vacant into that market. Your opinion would be most caring.) I am trying get a insight on what or how the mean PM days are like. Does topic how much reading you do or research, having a variety of opinions seems most caring concering certain subjects. Rented with a property management company, now dealing with landlord, what to do?

We rented a home and purposely looked for a home managed by a large property management company. We like the formal, business arrangement and prompt service. But, as soon as we went in and had an come forth with the sprinkler system we learned that we are in fact dealing with the title-holder of the home. He lives several hours away and come here to deal with the house maintenance issues.at his convenience. He wants us to call him with issues and not call the agency at all. I am upset. Do I confront the title-holder? We are paying more than similar houses in our area that are rented directly by owners. We chose to pay more to deal with the company. Now I feel like I am being ripped off.

How to make property management fix my fence and chimney?

Hi;
I bought nice condo in Houston and i am still living in. My fence and chimney were hurt during hurricane Ike and i report them property management. They promised me they will fix them but it will take time because of high volume complains. i was okay with that because it hurt naughtily and all complex had problem. They started to fix main problems in complex but unfortunately, they didn’t touch my condos problems. I started to call them and each time, they gave me excuse or you are in the list, sometimes they don’t answer phone and tried to send an email but no respond from them.

It has been more than one year and now we are in hurricane season again and still my chimney is leaking also my back balcony fence is not fixed. I am paying my maintenance fee on time.

I am so frustrated . Is there any way i can force them to fix my problem? is there anyone has same or similar problem? what did you do to them fix? i really need your advice

My contract with my property management company is up, does that mean my tenant lease becomes invalid as well?

My contract with my property managment company is over the end of next month. But, we currently have a tenant with a lease until March through the management company. If we drop the management company will they null the lease with the tenant? How do we go about that? We have been very miserable with this company as the agent has been very dishonest and unethical to us. Plus, they ruined our wood floors despite us putting in the contract to contact us for approval of ANY and ALL repairs. I am not sure if something happened to the floors that they were trying to cover up or what, but they coated them with polyurathene, and obviously didn’t know what they were dependability! This resulted in bubbling over the entire house! Plus, they didn’t even bother to clean the floors first, and finished up sealing in dirt and all kinds of rubber backing from the previous tenants rugs! They said they would fix the floors after the tenant. Yet, if my lease is up a couple months after I drop them how to go about holding them to this. I did get it in writing (email).?? Thanks

I have 4 years Property Management experience, what other things can I do?

Basically I manage a storage facility of 500 units. I pay the facility’s bills, deal with customers & their accounts, and am also the district teacher & have trained 7 people since this February. All always tells me I am too smart to work there and may possibly be dependability “so much more with my life”. LIKE WHAT? I don’t have an education, but I am pretty smart, organized, etc etc. What other options might be unfilled to me with my experience of customer service, office skills, management, training of 4 years ?? I can also type about 80 WPM. Please help me realize my horizons! :)

Renting a place through a property management company, how to make sure they have fair practices?

We saw a fantastic place and liked it managed by a property management company. We want to rent it out and tried researching the net for reviews on the company. What I found was very mixed ratings, such that I am left indecisive about it. Also , when we questioned who owns the property, they said they cannot tell the title-holder. Is that right? we have always rented either directly through landlords or in residential communities.

Do management companies act as landlords and not tell who the title-holder is? What all should we know before renting out with them? Thanks
