			<content:encoded><![CDATA[<p>I&#8217;ve had a property management company managing my condo for 18 months. The current tenants in my condo are moving out on June 30, 2009. Today I get, via e-mail, a termination of management from them after they had made an appt. with a couple to show the place this afternoon. They called and cancelled that appt. with the couple an hour before the scheduled time and told them that it&#8217;s because they no longer manage my condo. This potential renter got the news before I did and contacted me upset over the matter.<br />
According to our initial contract, either party could terminate the management agreement by &#8220;registered mail&#8221; . I didn&#8217;t get a phone call, registered letter, just an email stating this and an upset potential renter who was really wanting to see the condo. The termination is due to changes in real estate market and them going into a &#8220;different direction&#8221;.</p>
<p>Where do I go to make a complaint?</p>

addition:.. contract has a 30 day written termination notice&#8230; so if I give the notice, and in next 30 days they find a renter, does that mean I can not move back to my condo and I am binded by the contract to rent it out?</p>

			<content:encoded><![CDATA[<p>We are in need of renting a house in our smaller community and the local property management companies state they won&#8217;t consider an applicant with a bankruptcy, excessive delinquencies, charge off&#8217;s, etc.  They are, however, the only companies that have the decent rentals in a better part of our neighborhood.<br />
We have a bankruptcy filling date of January 11, and our home will be foreclosing in the next few months (another story&#8230;no comments, please).  My husband makes enough money to support us living in a $1500-1600/mo home and I work p/t, too.  We are good people that got ourselves in a bad spot but are desiring a fresh start and need help in doing so.  We are able to offer a 1st, last &#038; deposit, as well as, another months rent (if needed) and a co-signer, too.  I just need to know how I could approach the pr. management co. and assure them we will not be a problem, willing to sign a 1yr lease and can be responsible.  We won&#8217;t have any other bills so that&#8217;s a plus but need to know..<br />
what to say when I first approach them?<br />
No nasty comments on our situation.</p>

And I expect the rent from all four tenants to cover all of my mortgage payment and then some.</p>
<p>Would it still be financially beneficial to hire a property management company to take care of finding tenants, rent collections, evections, maintenance, etc?</p>
<p>Especially since I am a full time student, and working part time.</p>
<p>Or do you think it would be possible for me to handle everything fairly easily as long as the tenants are well screened and responsible?<br />
Also I&#8217;m a very non-confrontational person, in the middle of a pre-medical degree, and time is a pretty large factor. </p>
<p>Are there such things as small or even normal management companies that will customize the services they provide and adjust their costs accordingly?</p>

I don&#8217;t know how much time we have so we are now rushing around trying to find a home to rent. I had heard that you should be honest and disclose the situation regarding the foreclosure with the potential landlord. I did that and guess what&#8230;she rented to someone else. Is it better to lie about the forclosure? Also will we have better luck going through a property management company or a home owner to find a rental? I have been with the company I work for 9 years and my husband has been with Intel for 3 years. We make good money and can afford the rent but we are concerned about the credit issue. We don&#8217;t have much time so any advice is appreciated.</p>

			<content:encoded><![CDATA[<p>There seems to be a real gap in the advice market on this one: I am a landlord with a property in England which has been rented out through a property management company since April 2008. After the first month, the company in question split into a sales office and a lettings office. Since June, I have been struggling to get the new lettings office to pay me my rent on time. Every month, I find myself emailing them and phoning them endlessly to get my rent &#8211; which is always at least two weeks, sometimes six weeks, late. As I now live in Australia, I feel as though I am caught in a bind and the company in question is capitalizing on this. No landlord advice company (and I have rung many) seems able to deal with this sort of problem.</p>
<p>Does anyone know what my rights are in regard to this company? How can I stop them from taking me for a ride, bearing in mind that I live halfway around the world? Please help!!<br />
Thanks for responding, guys. I know that the tenatns are definitely paying the rent on time, as my father (who is liaising with them on my behakf) has reported that they are happy with the current situation and even the property management company themselves have vouched for them.<br />
The company blame the late payments on their new payment system &#8211; but each month they promise me that this will be ironed out by the end of the month and I will have no more issues.<br />
I would LOVE to go with another company, but as I am abroad and cannot afford to fly back to England again (I have done this already this year due to a disloyal tenant who refused to pay rent) I feel as though my hands are tied.<br />
There should be more resources available, perhaps a watchdog, for landlords dealing with property management companies. We expect them, for their commission and fees, to take all the stress an strain out of letting out a property. Sadly, this isn&#8217;t always the case!<br />
