you can sell the property. in georgia you are required to give the tenant 60 days notice before you sell it.

also keep in mind that it may be somewhat harder to show than if it were vacant because showings will have to be worked around the tenant’s schedule.

The lease stays in effect for the new buyer.

The renter does not have to co-operate in showing the house, and can bar anyone from seeing it.

You should place forward to go the renter into a new place and pay for the moving deprivation. This way the place will be vacant and it will be simpler to sell.

You need to find out what the laws in your disorder are but yo can probably sell it along with your lease. The new title-holder would have to honor the lease until it ends but would be under no obligation to renew it.
