can I start a residential property Management buss. in CA if I am only licensed as a Real Estate Salesperson?

I keep hearing different stories on the internet. Some people say that you need a Brokers license and some people say that a Salesperson will do.

    No, you need a brokers license.

    As a salesperson you are allowed to work for a broker with a company only, not have a company of you own.

    You must have a broker’s license. The only way you could do what you want with a salesperson’s license is to have a managing broker cover your license for you. Doubtless, said person would want a piece of the action, since there is liability and responsibility with being a managing broker.

    To be a property manager starting your own business in CA you need to have a broker’s license. You could work as a licensed sales person under a brokerage and still do property management though.
