Can a unlicensed pool guy place a valid lien against my rental property?

I have a leasing property. My contract with my tenants says they are in charge of maintaining the pool and yard. My tenants hired an unlicensed pool guy on their own. Supposedly they did not pay this self for 3 months of service. The last service was in June of this year. I just received a letter that a lien was placed on my property for a total of $182.50. From the unlicencsed pool guy? What a joke. Is this lien valid?

    IN most states, unlicensed people can not place liens or sue for
    unpaid accounts.

    I recommend you:

    a. inform that pool man that unlicensed repair people are not welcome
    on your property.

    b; split the amount of the lien by the number of tenants you have
    and volunteer that if they do not pay this fee, they will have
    illegally encumbered your property and thus, violated disorder law
    and thus, violated their own lease with you.

    Sure it is. It’s a mechanic’s lien.

    It doesn’t topic whether the guy is licensed or unlicensed. He’s claiming he did work for which he wasn’t paid.

    Check with a lawyer. But, yes, take it seriously. It’s not a joke.

    in florida a lien can be placed (in my county) without a liscence…..believe me he can use someone elses if he needs to……i am sorry that your tenants have place you in this situation but he has valid reasons to place a lien….and unliscenced or not does he not deserve to be paid?….
